Appraisio
About

Hand it anything. It fills the report.

Appraisio is UAD 3.6 appraisal software for residential appraisers. Give it whatever you have, and it finds the fields each piece covers and fills them in.

Why we built it

UAD 3.6 is the biggest change to residential appraisal reporting in more than fifteen years. The redesigned URAR has far more fields than the old forms, asks for more detail from the inspection and more explanation in the report. That's a lot more data entry on every assignment, and appraisers shouldn't have to absorb it by working longer hours. Software has to carry more of that load.

The good news is that most of that data already exists somewhere: the MLS sheet, the contract, the engagement letter, your notes from the inspection. Typing it all in again, field by field, is slow and invites mistakes. So we built software that reads what you already have, and makes the move to 3.6 feel lighter instead of heavier.

Appraisio's AI fill screen asking 'What do you have on the property?' with appraisal working notes pasted in and an option to attach a PDF, image, CSV or text file.
Paste anything or attach a file. There's no template to follow.

How it works

  1. Give it what you have. MLS sheets, purchase contracts, engagement letters, your own notes, or just talk as you walk the property. There's no special format to follow.
  2. It finds the right fields. Appraisio works out which parts of the report each document covers and fills only those.
  3. You approve. Every value shows where it came from. When two sources disagree, you see both and choose. Nothing is saved until you say so.
The review step listing fields Appraisio filled from the notes, each with a checkbox, under Assignment Information.
From one set of sample notes, Appraisio found 375 fields to fill. You review them before anything is written.

The same idea runs through the rest of the app: comps come from your MLS export, the floor plan from a LiDAR scan, and the market section from your sales data. The opinion of value and the signature stay yours.

Who we are

Appraisio is made by a small team led by our founder, Hieu. It's built to the UAD 3.6 specification, and we're completing Fannie Mae and Freddie Mac's formal verification now.
